The Process
Viewings
The first thing is to have an idea of the property you want to live in, examples are what area, do you need parking, modern, traditional, garden, do you have pets? These are just some of the things to take into consideration before booking viewings. If a car parking space is important to you then you may want to look outwith the town. Please contact us first and let us know so we can advise you of suitable properties.
Once you have found a property the next step is referencing. You may also be asked to pay a deposit at this time.
You will be sent an application form, you will also require an employers reference, financial references and possibly a previous landlord or personal reference. Once these have been obtained and are satisfactory the next step is to arrange a move in date. We may also pass your details to a professional reference agency who will contact you direct.
A few days before you move in you will receive a copy of the paperwork by email to read prior to signing. A second email will also arrive and this is the one you should sign, date and send back. The Lease is for a minimum of 28 days, this is a legal document and you are responsible for the rent, council tax and utilities during this period. We advise you to read these documents carefully before signing.
You may want to look at getting your internet/tv package ordered at this time as they can take a few weeks to arrange an install day.
Moving In
This is the day you receive the keys. A full inventory is taken and you will also need to sign this. Meter readings are also taken. You are now responsible for the monthly rent, council tax, gas, electric, tv licence and any contracts you take out associated with the property.
You have now moved in and have seven days to contact us with any problems you may find so we can add these to the inventory or repair as necessary. You will also be provided with information on how to report repairs and pay your rent.
Moving Out
You will need to give a minimum of 28 days notice to vacate. If this is a joint tenancy both tenants need to give separate notices. We will contact you before your leaving date to arrange a day and time for handing over the keys. We may also ask to let prospective tenants view the property and put a To Let board up. The property should be left clean and tidy and any damage caused should be repaired. All certificates associated with the property should be left in the property when you vacate, example, gas and electrical certificates. All manuals for appliances, etc should also be left. Any smart meters for utilities should also be left.
Deposits
It is your responsibility to apply for the return of your deposit and to keep the deposit scheme updated with new phone numbers, email, etc.

Repairs
All repairs must be reported via the repair reporting app, a link to this is on the bottom of emails and on our website under Lettings. You can change the language setting on the main page.
